I stopped over at the marina today and found a very pleasant surprise. Stacked on the ground were enough new docks to fill half the marina! And I'm getting all new docks! Pictures will follow when they put them in. After all, we got 2 inches of snow yesterday.

If my Marina did that I would be expecting the new rates to come in the mail.

My marina eliminated 60 25ft slips in favor a dozen or so 50 footers. But, we did get the rate increase.

My marina is in the process of rebuilding and modernizing after Hurricane Ike. All of the fixed docks where I used to keep my boat were destroyed during Ike. They are being replaced with floating 50-65 foot slips. These are in addition to the 30 & 40' slips that were replaced after Ike with 60-65' slips in other parts of the marina. The marina management told me they will replace all of the fixed slips in the next 1-2 years with floating slips. They couldn't/wouldn't tell me what size slips the new docks will have.

I happen to have one of only four floating slips in the entire marina that is on one of the older docks and happens to be slightly narrower than the other slips. Because of that I get a fixed rate slip fee. My rate went up $23.00/mth this year (12%). I asked for a discount if I paid up front or if I could sign a multi-year lease and was politely told no.

It's a really neat marina with great landscaping and amenities but based on all of the above it appears to me that the little guys are going to be forced out in the next few years in favor of the "big boys". It's a shame because us "little guys" are they ones that made the marina into what it's become over the past 30+ years.

That's a pretty normal trend, there are pieces of prime real estate in the west where the billionaires are pushing out the millionaires . . .

I think they got their money driving the stock market, banks, housing and insurance industry into bankruptcy. Then we bailed them out.

I'm located at a state park (Ohio) which makes it even more unbelievable. No rate increase.

Don't be to sure about that. If Ohio is like every other state they are looking to or already have raised rates and fees to try and balance their budgets.

My mooring fees actually went down slightly because they reduced the minimum. There must be too much competition in my neck of the woods.

Having water front property definately has it's advantages particularly free mooring space. Each household gets one. Each additonal is supposed to cost $50 but nobody I no of has ever been charged.

Michigan has also toyed with the idea of taxing the area underneith a homeowners dock. I guess since the dock is sitting on public property the owner deserves to be taxed......I guess?

None of these have become a reality yet but Michigan is in a bad budget crunch so they may become reality sometime soon. Who knows, the disadvantages may outweigh the advantages in the future.
