Can any of you Florida sailors suggest a Florida location?

My wife and I just come back from Southwest Florida (Punta Gorda, Charlotte Harbor, Englewood area). We went there to look for a winter vacation home on a canal in a gated or deed restricted community with sailboat access to a good sailing area.

Punta Gorda Isles offers good sailing in Charlotte harbor, but the problem is there is nothing available at our price limit of $200,000.

Since the wife wants a lawn for gardening, a condo is out. Also, she wants to be south of Sarasota for tropical planting.

Anyone have any suggestions, or should we resign ourselves to spending winters in the cold, bleak northern lattitudes of Long Island.

Easy solution - buy a used 2001 Catalina 40 for around 195k, and become a live-aboard in a nice marina attached to Florida, or Manhatten, or NC, etc. etc.

Or ... you could come to southern California and get a lot in the
Ventura Keys, on a channel with moorage within 10 minutes of the open
Pacific. empty lots 500K and up -- with a nice house 1,000,000 +
Don't mean to be sarcastic, but is there any ocean waterfront available at 200 K?

try dunedin, FL. it may not be south enough for you, but you may be able to find something in your price range, or damn close. its the only thing that far south on the gulf or ocean that might be at that price level, i think. punta gorda may still have some land on canals that you can build a small place on. i have family in both places, and i prefer dunedin. now, i do have something for sale (reduced $20,000 below current pre-construction prices currently offered by the developer) here in charleston, south carolina with a 25-28 foot slip with no bridges and 0 miles to harbor, 2.5 to ocean....

Sounds good to me JM, but unfortunately the boat wouldn't provide much room for the wife's garden. And all that dirt would be kind of messy when it got wet.

Wayne,

I live in the Ft. Walton Beach area of the Florida panhandle (actually live in Niceville -- yeah, that's right). In your price range you can get a condo with a slip on one of the bayous off Choctawhatchee Bay, but not likely to get a house on the water. You can buy a house near the water and rent a slip for about $100-120/month. Or you could convince your wife to take up container gardening and try the condo route!

It,s not florida but check out http://www.stjames-plantation.com. Its located in NC 40 minutes north of myrtle beach, private marina, 4 golf courses, club houses etc. Borders on Inter coastal & cape fear river.

I bought property 2 years ago cant wait to build!

Wayne, the problem is that with what you and your wife want, $200,000 is a down payment, not a price range. In the Charlotte harbor area, waterfront property is beautiful but out of reach for the average sailor. You may have to adjust your dreams to the reality that you can have a nice place, but not on the water, and keep your boat in a slip.

<font face='Comic Sans MS'><font size=2>Wayne – I am a New Yorker as well and am looking in warmer climes for a winter sailing place. You might want look around the Pine Island - Matlacha area. It’s neither as highbrow as Sanabel nor as pricey and has access to the inland waterway. As for a "gated" community ...well that adds many boat units to the price.
BTW - Better have a swing or wing however because it is VERY shallow.

John G: We're looking around the Bradenton/Sarasota area next week... Don't expect to find any $200K watersides, but we're curious, and not sure whether FL is quite our "thing."

We sail out of Darien just across the Sound from you--were supposed to meet up with some Long Island Sound Catalina Association friends in your harbor last September, but a family emergency prevented that. We'll watch for Peregrine next time we're over there.

I vote for going with the 40 footer and towing a pontoon boat lined with large window boxes for the garden! <img src=icon_smile.gif border=0 align=middle>

Wayne - you could also come to the Texas coast. I'm sure there are plenty of waterfront places in your price range - and we have far fewer hurricanes<img src=icon_smile_big.gif border=0 align=middle>
